Real estate and construction. Ilze advises clients on real estate sales and leases, construction contracts, land use restrictions, and environmental issues. She also represents clients in administrative court disputes concerning appeals against building permits. Ilze has accumulated vast experience in spatial development planning.
Energy and renewable resources. Ilze advises clients on the development and implementation of renewable energy projects, conducting due diligence and representing operators of wind, solar, biogas, and cogeneration plants at all stages of project development.
Litigation and dispute resolution. Ilze also actively participates in the Litigation and Dispute Resolution practice group and is one of the most recognizable and enthusiastic representatives of our firm in the courtroom. Besides her skills to efficiently and professionally prepare litigation documentation, Ilze has also earned recognition for her particularly convincing presentations in court proceedings. Ilze’s recent work in the areas of real estate and construction includes:
- Advising one of the largest energy companies in the Baltic States on the acquisition of three large-scale solar energy projects in Latvia, carrying out due diligence work, structuring the transaction, drafting the SPA and providing other advice on project implementation (FIDIC, drafting contracts, etc.).
- Providing legal assistance to “Kaamos”, a leading Estonian real estate developer, in drafting comprehensive and complex contracts for the construction of several new residential buildings. The legal assistance also includes drafting the documentation for contracts intended for the purchase of the apartments and the common area use agreement. Advising the client on the drafting of construction contracts and represented in court disputes relating to a plot of land located in a historically valuable area of Riga.
- Advising on the drafting of the new Riga City Spatial Plan (2018-2030), creating new land use and development regulations for the entire territory of Riga. Providing legal assistance to Riga City Council in a lawsuit regarding the Riga Spatial Plan and its entry into force in 2022 after it was suspended in 2021 by the then Minister of Environmental Protection and Regional Development.
- Providing legal assistance to SIA “Matīsa 52”, the Latvian subsidiary of “LHV Varahaldus” (“LHV Bank” pension fund), advising on the acquisition of several real estate properties, representing in complex litigation and providing assistance for successful conduct of business transactions.
- Advising SIA “Enery Latvia” on a solar and wind park development project, including drafting Construction Right Agreements, providing support on real estate law, construction compliance and environmental assessments, and representing the client's interests in court.
- Advising SIA “LatRosTrans”, the largest Latvian-Russian oil and petroleum products transportation joint venture in the Baltic States, in one of the most complex litigation cases in Latvian legal history, related to a claim brought by a Belarusian company for recognition of ownership rights to oil owned by SIA “LatRosTrans”.
- Providing legal assistance to RB Rail AS, coordinator of a major international railway project, advising on complex real estate and planning aspects of the project.
- Providing legal support to Latvia's largest real estate company, the owner and manager of real estate owned by Latvia as a state, VAS “Valsts nekustamie īpašumi”, advising the company on real estate management and acquisition issues.
